Position Summary

The Construction Servicing Manager manages the administration and servicing of One-Time Close Construction “OTC” Loans from post-closing through final draw and conversion to permanent financing. This role ensures smooth coordination between borrowers, builders, loan officers, and third-party builder software platforms. This role also identifies potential risks in the portfolio to OTC Management.

Compensation

This role is an exempt position with a Targeted Salary Range of $100,000 to $125,000 annually.

Compensation at Guild is influenced by a wide array of factors including but not limited to local and federal minimum wage requirements, education, level of experience, and applicant’s geographical location.

Essential Functions

  • Provide support and guidance to the Construction Servicing staff for daily operations and mentoring for long term development.
  • Responsible for monitoring construction progress and overseeing all loan disbursement requests, draw schedules and lien waivers and identify potential delays, cost overruns or compliance issues.
  • Manage interest billings, including monitoring timeliness of interest payments.
  • Monitor and maintain accurate records of insurance policies including builders’ risk, homeowner policies and general liability coverage.
  • Perform risk assessments for the Construction Servicing portfolio on an ongoing basis and participate in OTC Risk Management strategies.
  • Assist in producing accurate reporting for all aspects of Construction Servicing.
  • Ensure Construction Servicing Staff maintains and ensures compliance with Construction Lending Guidelines and industry regulatory requirements.
  • Manage and monitor servicing performance standards, service deliverables, and productivity benchmarks including pipeline management, turn time, and customer satisfaction.
  • Meet all QC and Audit benchmarks monitoring monthly quality and compliance reports to identify issues and trends and work with appropriate personnel to remediate.
  • Develop and implement action plans to reduce error and mitigate risk and ensure adherence to corporate internal control standards.
  • Develop and implement procedural changes to improve efficiency and productivity in line with the Construction Lending Department objectives and standards.
  • Handle internal and external inquiries from borrowers, builders, loan officers, and other parties to the transaction.
  • Ensure proper safeguarding of confidential and proprietary information of consumers and other protected information under the Company’s Information Security Policy.
  • Unless properly licensed under the SAFE Act or applicable state laws, and the duties of the position so require, the incumbent will not perform such tasks as taking mortgage applications, offering or negotiating rates or terms of a mortgage loan with the consumer, soliciting, arranging or finding mortgage loans, or counseling consumers about residential mortgage loan rates or terms, as those actions may be defined by applicable laws and regulations.
  • Other job duties as assigned.

Qualifications

  • Bachelors Degree directly related to the position or equivalent, preferred.
  • Minimum ten years' experience in a variety of different roles is required.
  • Minimum three years supervisory or leadership experience.
  • NMLS required.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs, as well as the ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
  • Ability to apply concepts of basic algebra and geometry. Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.
  • Excellent verbal and communication skills required.
  • Strong attention to detail, with a focus on accuracy.
  • Excellent verbal and written communication skills required.
  • Highly organized and detail-oriented; ability to work in a fast-paced, metrics-driven environment required.
  • Proficiency in Microsoft Office Suite, Word, Excel, Wiki, collaborative cloud-based programs, and third-party software applications required.

  • Interaction/Supervision: Generally, manages staff with direct reports; responsible for complete oversight of people management of the area, including staffing, hiring, termination, and discipline, sets performance standards, evaluates staff, and makes pay decisions; accountable for staff development and training, etc.

  • Direct Reports: 6-10 direct reports

  • Physical: Work is primarily sedentary; mobility in an office setting.
  • Manual Dexterity: Ability to operate standard office equipment and keyboards.
  • Audio/Visual: Ability to accurately interpret sounds and associated meanings at a volume consistent with interpersonal conversation. Regularly required to accurately perceive, distinguish and interpret information received visually and through audio; e.g., words, numbers and other data broadcasted aloud/viewed on a screen, as well as print and other media.
  • Environmental: Office environment – moderate noise, no substantial exposure to adverse environmental conditions.
