Lincoln Property Company (Commercial) is seeking a Commercial Real Estate Associate to support multiple teams within its Boston office. Primarily the candidate will work with the Leasing, Development, Acquisition, and Appraisal departments. The successful candidate will play an important and integral role on each team. This position offers an outstanding opportunity to learn and develop a broad range of budgeting, underwriting, appraisal and presentation skills. This position is located in Lincoln Property Company’s regional commercial operations headquarters in Boston, MA.
Leasing Responsibilities include but are not limited to:
- Format and redline lease proposals
- Produce bi-weekly and monthly leasing activity reports for client calls
- Assist brokers with CRM updates and management
- Assist in management and coordination of listing agreements, RFPs, LOIs, confidentiality agreements, commission agreements, etc.
- Coordinate with internal brokerage and research teams to update presentations and to maintain relevant market data
- Collaborate regularly with Director of Research to capture market data and present content
Development Responsibilities include but are not limited to:
- Oversee development pipeline tracker
- Coordinate budgets for pre-developments and under construction projects
- Work with accounting to produce monthly draws on projects
- Finalize investment overviews and IC memo updates on projects
- Run return-on-cost (ROC) analysis
Investment Analyst Responsibilities include but are not limited to:
- Provide in-depth analysis of potential real estate transactions
- Complete the underwriting narrative and model(s) in both Argus and Excel
- Create and analyze operating budgets, rent rolls and other financial information
- Gather, review and approve due diligence materials including lease abstracting
- Track and report information relevant to real estate transactions
- Prepare internal memos and presentations, including updating the database
- Prepare supporting market information including lease comps, sale comps and market stats
- Perform independent research and market analysis
- Assist with the preparation of Investment Memos and other deliverables
- Assist with final closing and post-transaction administrative tasks
- Other miscellaneous investment related tasks as necessary
Appraisal Responsibilities include but are not limited to:
- Prepare market analysis for subject properties
- Determine and assign reasonable valuation assumptions (rent, TI’s, Commissions, etc.)
- Use factual data provided by clients (rent rolls, operating statements, tenant sales, and various other financial information) on subject properties prepare & analyze ARGUS cash flow models
- Implement the Sales Comparison, Cost & Income Approaches for the appraisal report
- Review third party appraisal reports as part of the valuation management process
Experience Requirements:
- 1-3 years relevant work experience preferred
- ARGUS Enterprise field experience a plus
- Financial analysis and cash flow modeling
- Familiarity with Greater Boston Commercial Real Estate market preferred
- Strong collaborative spirit and sense of teamwork
- Effective and professional communication skills
- Strong organizational skills and detailed-oriented
- Strong work ethic
This position is 100% in-office. The role requires working in office during standard business hours. Remote work or telecommuting is not an option for this position.
