Position Overview

The Manager, Regional Operations is responsible for the overall operations of their assigned portfolio.  The Regional Manager’s role is to train and develop their onsite Community Managers, and ensure effective operations of all site-level functions. They are responsible for leading their teams on implementation of the business plan to ensure the financial health of each asset, and achieving all financial and physical goals.   The Regional Manager will model effective leadership behavior to all onsite team members, leveraging and championing Core Space’s values:  Push, Grit, Shine, Lift, Grow, Uphold.


What You Will Do

  • Responsible for executing the business plan for their assigned Communities, and acts as an advisor for team member development and corrective action when necessary.
  • Provides direct management, leadership, and support to their assigned Community Managers to ensure that all policies and procedures are followed according to best practice.
  • Upholding communication cadence with onsite team and weekly review of all Key Performance Metrics, reporting deliverables, project deadlines, and overall leasing, marketing, fiscal, and physical goals.
  • Acts as the key point of contact between Mission Control and the on-site teams.
  • Collaborates with corporate support teams to execute on the short-term and long-term business plans for the assigned communities, and makes strategic recommendations as required 
  • Regularly assesses leasing performance at the site level, and reviews key performance metrics to identify needs for training, marketing, pricing, incentives and makes recommendations for strategy to appropriate parties
  • Maintains up-to-date market knowledge on market trends, pricing, incentives, direct competitor performance, supply and demand, and any other conditions that could impact their asset(s) performance
  • Establishes local network and builds relationships within the University and amongst competitor properties 
  • Oversees financial performance through budget management, detailed monthly financial reporting and cost controls. 
  • Regularly visits each community in assigned portfolio and ensures all curb appeal and brand standards are being maintained 
  • Oversees reputation management strategy by reviewing the week over week snapshot of online reviews, on-site team responses, trending ratings,  and implements customer service initiatives and other strategy to drive positive reviews and overall ORA score
  • Regularly conducts boots on the ground recruiting efforts, to help build talent pipeline in each market, routine travel required. 
  • Reviews vendor contracts and ensures compliance with Core service agreements and budget
  • Completes all HR-related tasks as assigned, including providing feedback as requested
  • Completes special projects as requested and attends team meetings and workshops
  • Assist the organization in driving innovation through ongoing feedback, and be a champion of change and growth
  • Ability to travel to on-site properties within assigned markets approximately 50% of the time.
  • Must be able to lift and move objects weighing up to 50 pounds regularly, as required by the demands of the job. This may include bending, stooping, and lifting throughout the workday.

Ideally, You'll Have

  • Exceptional communication skills, verbal and written, to a variety of audiences
  • Strong decision-making and problem-solving skills
  • Demonstrated leadership experience in property management
  • Confident leadership approach with a track-record for building collaborative and winning teams 
  • A history of mentoring and being an exemplary example for Community Managers 
  • Proven ability to develop and execute strategic business plans for an expanded portfolio.
  • Flexibility to perform in a fast-paced, growing environment

You'll crush it if you have 

  • At least 5 years of Property Management experience in a leadership role
  • Student Housing experience is preferred
  • Bachelor’s Degree is preferred

Pay Range

USD $125,000.00 - USD $135,000.00 /Yr.
Additional Compensation

Employees may be eligible for discretionary bonuses, typically 20% of base salary annually, depending on individual and organizational performance.

The compensation range listed reflects the base salary or hourly rate that we reasonably and in good faith expect to offer for this role at the time of posting. Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs.

This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non-cash incentives, depending on position and performance. Benefits may include health insurance, retirement plans, paid time off, and other role-based offerings, subject to eligibility requirements.
